- Credit score: 600 or higher, with a full credit check of every adult on the application; adverse history such as collections, judgments or bankruptcy can be declined
- Income: written proof of net income of at least three times the monthly rent (your two most recent paystubs if you are employed)
- Rental history: at least one positive year within the past two, verified by a landlord who is not family; a prior eviction or lease breach is grounds for denial
